Questions to Ask a Landlord or Property Manager

  • How do I report a facility problem?
  • What is the landlord’s normal response time for repairs?
  • What percentage of residents have gotten their security deposit back in the past?
  • What type of cleaning will be done to the house before I move in?
  • Under what circumstances will the landlord come into the house without notice?
  • What happens if there is vandalism to the property?
  • Am I allowed to sublet?
  • What happens if I get locked out?
  • Does the property come with off-street parking?
  • What happens if I have a problem with an immediate neighbor?
  • Is the property considered to be in a flooded area?
  • Is there a neighborhood association?
  • What is the landlord’s policy with pets? What kind of pets are allowed? Dogs, snakes fish?
  • Is there an existing alarm system?
  • If I make improvements/repairs, can I take that off my rent?
  • Am I allowed to paint?
  • Who takes care of the lawn?
  • Are the locks in working order and are there deadbolt locks?
  • Are there locks on the windows?
  • Are there bars on the windows (generally this violates the NO Fire Code)?
  • What type of heating and cooling is in the building? Who is responsible for maintaining the system?
  • Is there a pest control service and how often do they come?
  • Is the shrubbery so large as to provide a hiding place for criminals?
  • Are there exterior lights, a sufficient number of them, and are they in working order?
  • What is the condition and age of the appliances?
  • Are there washer and dryer hookups (if gas, that requires a plumber to install)?
  • Does the landlord provide a washer/dryer?
  • Is the building prewired for the internet/cable?
