Papillon Apartments: Lower Garden District

Located along the historic St. Charles streetcar line and within walking distance to hundreds of local businesses and bus pick-up points, the Papillon is a smart and convenient option for all Tulane graduate students and their families. 

The Department of Housing and Residence Life and HRI, Inc. jointly operate The Papillon. As part of the University community, residents of the Papillon are responsible for all Tulane University policies and procedures that govern these apartments as well as the Code of Student Conduct.

Thank you for requesting information regarding the Papillon Apartment Complex. With the completion and return of the Information Request Form attached, you will be contacted regarding availability soon. All assignments are made on a first-come, first-serve basis in date order – based on the type of apartment you are seeking.

The Papillon Apartments are available to Tulane upper-class and graduate students, students with families as well as faculty and staff. It is located at 1643 Josephine Street, ½ block off of St. Charles and is about 3 ½ miles from the main Uptown campus. The vast majority of apartments at the Papillion are unfurnished, with a very limited number of furnished apartments available. HRI Properties manages the Papillon on behalf of Tulane University and is the only graduate student housing option administered through Housing and Residence Life. Graduate students studying through the School of Medicine and School of Public Health and Tropical Medicine are also eligible to reside at Deming Pavilion located on the Health Sciences Center Campus. The Papillon offers 1, 2, and 3 bedroom unfurnished apartments and a limited number of furnished apartments. The kitchen comes furnished with stove, refrigerator, microwave, dishwasher and stackable washer and dryer. Utilities (electricity) are the sole responsibility of the student/resident. Basic cable and internet connections are provided but the cable modem and wiring must be purchased. Information will be provided upon successful assignment to an apartment. Pets are NOT allowed in the Papillon. Please review all residence hall policies located on our website.

A security deposit equal to one month's rent is required. Leases are available for 6, 9 or 12 months. At the end of the current academic school year, should you decide to move out of your apartment at least 30-days notice of your intent to vacate is required. Covered on-site parking is also available at $77.00 per month per space (subject to availability).

Rules & Rates

The Papillon features 1-, 2-, and 3-bedroom apartments. Residents are responsible for electricity and telephone utilities. Basic cable and Internet connections are available but modem and cable boxes for additional services must be purchased individually.

The 12-month lease begins on June 1 and ends on May 31.

If you are interested in the Papillon, please submit the Information Request Form (above) or contact the management at papillon@tulane.edu for more information. Assignments are made on a first-come, first-served basis and housing is extremely limited and not guaranteed.

Please note that we do not provide a roommate matching service. Residents of the Papillon may not sublet or permit another person to share an assigned apartment. Occupants may include the student, spouse/domestic partner, children and parents. In completing the lease, you are agreeing to the number of occupants in the assigned apartment and that you will not exceed the apartment capacity. 

To be considered a "family," one of the following parameters must be met:

  • The same last name
  • Marriage certificate
  • Registered domestic partnership or
  • Documentation verifying six (6) months of cohabitation prior to move-in date.
